Paterson’s housing is older than almost anything we work on

Paterson is the seat of Passaic County and the third-largest city in New Jersey, founded in 1792 as the country’s first planned industrial city around the 77-foot Great Falls of the Passaic River. The mills brought the housing: brick and wood-frame two- and three-family homes, rowhouses downtown, and larger Victorian houses on the higher ground. Very little of it is modern, and that is the whole story of roofing here. On a house of that age we routinely find three or four layers of shingle, decking that has softened where water has been getting in for years, and original gutter runs that were replaced once, badly, some time in the 1980s.

Why we usually strip a Paterson roof rather than cover it

Adding a layer over the old shingles is cheaper on the day and more expensive within ten years. On Paterson’s older houses the case against it is stronger than usual, for three reasons. We tear off, show you the deck, replace what is soft, and rebuild the details. If the roof genuinely does not need it yet, we will tell you that instead — see roof repair. You cannot see the deck. Covering the roof hides exactly the thing most likely to be wrong on a hundred-year-old house. Weight. Old framing carrying three layers should not be asked to carry a fourth. The details stay wrong. Flashing, valleys and the chimney junction are where these roofs actually leak, and a layover leaves every one of them as it was.

What we do most in Paterson

Full tear-off and roof replacement on two- and three-family houses, including decking repair. Leak tracing and repair where the stain inside is nowhere near the fault outside. Chimney flashing, crowns and rebuilds — see below. Gutters, downspouts, soffit and fascia, usually rotten where the gutter has been overflowing for years. Flat and low-slope rear sections on the mill-era housing stock.

Chimneys on Paterson’s brick and Victorian houses

Chimney work is the second thing this business does, and in Paterson it is often the first thing the roof needs. A stack that has stood since the mill years usually has a cracked crown, mortar that has washed out of the joints near the top, flashing that was tarred over instead of replaced, and — inside — a clay liner that has started shedding into the firebox. We do the roof and the chimney as one job: flashing, crown, rebuilds and liners and chimney repair. It saves a second mobilisation, and it means nobody can blame the other trade for the leak.

Landlords and multi-family buildings

A lot of Paterson property is rented, and a lot of it is two-, three- and four-family. If you own or manage one, you need three things from a roofer: a written scope you can put in front of an owner or a partner, a certificate of insurance before anyone goes up, and a job that does not leave tenants with an open roof overnight. You can have all three. The flat-roof side of that work is on our commercial and flat roofing page, including scheduled maintenance so a seam is found before a ceiling is.

Twenty minutes down Route 80

Rockaway to Paterson is about 19 miles almost entirely on I-80 — the shortest run of any of the cities we cover, and usually under half an hour. We are in Passaic County most weeks; it is one of our four main counties along with Bergen, Hudson and Morris, and the full roofing range is here. Someone answers the phone at any hour of the night.

How a Paterson roof job runs

Here is what happens between your call and the finished job:

  • We inspect, photograph and measure, and put an itemised written price in front of you. No obligation.
  • We file the municipal permit in Paterson and schedule around the weather and your household.
  • Protection goes down — landscaping, driveway, air conditioning unit — and the container is positioned.
  • Tear-off to the deck. Anything soft underneath is shown to you before it is replaced.
  • Ice-and-water shield, underlayment, new flashing, shingles, ridge ventilation, then a magnet sweep, a walk-round with you and the warranty paperwork.

FAQ

Answers to the questions Paterson owners ask us most often.

All of it comes off. The extra layers add to the tear-off and disposal, and we allow for that in the written price rather than raising it mid-job. It is also the moment we finally get to look at the decking, which on a house this old matters.

Yes, and on Paterson’s older houses we usually recommend it. Flashing, crown and the top few courses of brick are best done while the roof is open and the staging is already up; doing it later means disturbing a new roof.

Regularly. Owners and managing agents get an itemised written scope and a certificate of general liability insurance before work starts, and we do not leave a roof open overnight above occupied rooms.

A full tear-off normally needs a permit from the city’s construction office; a small repair usually does not. We file it and tell you at estimate stage what your address will require.
