A flat roof is a different job from a shingle roof

A pitched shingle roof sheds water because gravity does most of the work. A commercial roof does not have that luxury. It is wide, nearly flat, carries foot traffic and rooftop equipment, and keeps water out through seams and flashings rather than overlaps. It drains to a handful of drains or scuppers, and anything that blocks them turns into standing water. One more difference changes the plan rather than the build: somebody is underneath. The flat and low-slope systems we work on

Most low-slope roofs in New Jersey are one of these, and which one you have decides whether it can be repaired, recovered or has to come off. Single-ply membrane — TPO and EPDM. Sheets welded or seamed together. Failures are almost always at a seam, a penetration or the edge. Modified bitumen and torch-down. Rolled asphalt in layers — common on older commercial roofs and on the rear extensions of North Jersey two- and three-families. Built-up roofing. There is no age at which a commercial roof automatically needs replacing. We look at five things and give you the answer in writing: If the answer is replacement, the process is the one on our roof replacement page, scaled to a commercial deck. How much of the field is wet. Isolated wet insulation can be cut out and patched; widespread saturation cannot. Whether the deck is sound. Soft or corroded decking is a replacement conversation. Whether leaks keep returning. A roof patched in four places in two years is telling you something. The age of the system, and whether the seams still take a repair. How long you intend to hold the building. A five-year hold and a twenty-year hold are different decisions on the same roof — and that one is yours, not ours.

Working around your tenants and your business hours

A roof over a working building is a scheduling problem as much as a roofing one. Entrances, fire exits and loading bays stay clear; materials and the dumpster go where they do not block your customers; and we open only as much roof as can be closed again the same day. Parapet and edge detail, and whether the metal is replaced.
