Chimney Cap Replacement and Chase Cover Installation
The cap is the stainless steel lid over the flue opening, and it is the smallest part of a chimney with the biggest job. When it rusts through or blows off, rain falls straight down the flue onto the damper and the smoke shelf, and squirrels, birds and leaves get in behind it. We measure the flue on the roof, fit a stainless steel cap with a mesh screen and a spark arrestor, and clamp it to the tile so the next sweep can lift it off.
Prefabricated chimneys are different: instead of a masonry crown they carry a metal chase cover, and the thin galvanised ones pond water and rust from the middle out, staining the siding below. Those get a new stainless cover cut to the chase. We fit caps and chase covers on their own, or in the same visit as a chimney sweep and inspection, which is the cheapest time to do it because the crew and the ladders are already on the roof.
Chimney Flashing Repair: Where Most Chimney Leaks Start
Flashing is the metal that seals the joint between the chimney and the roof. Done properly it is two pieces: step flashing woven into the shingle courses, and counter flashing let into a groove cut in a mortar joint and folded down over the steps. It is the single most common source of the chimney leaks we are called to in Morris County — the flashing was caulked over instead of let in, or the roof was replaced around the old metal and never reworked.
We strip the old metal back, cut a fresh groove in the mortar, fit new step and counter flashing, and check the result from inside the attic before we leave. Chimney Crown Repair and When the Stack Needs Rebuilding
The crown is the sloped concrete slab across the top of the stack that throws water clear of the flue. Hairline cracks let water into the brickwork underneath; a crown that has broken up drops lumps of concrete onto the roof and into the gutters. Fine cracks take a brush-applied crown sealant. A crown that has failed is cut off and recast with an overhang and a drip edge, so water leaves the brick instead of running down its face. On a New Jersey chimney the crown takes the worst of the freeze-thaw, so it usually goes before the brickwork below it does.
