Hapgood Houses and Lake Lots: Roofing in Mountain Lakes
Mountain Lakes was planned, and its roofs show it. Herbert J. Hapgood began building here in 1910, and by 1923 roughly 600 of his stucco houses stood around the borough’s man-made lakes. Today the borough has 4,472 residents, seven lakes covering about 9 percent of its land, a census median build year of 1949, the oldest in the county, and a National Register historic district of 1,397 acres that takes in most of the town.
A Hapgood roof is steep, with deep overhangs, dormers and Craftsman trim, and it is not re-roofed the way a 1970s colonial is. We begin at the dormer cheeks and the long valleys where several planes meet, then the chimneys, then the eaves, where wide overhangs and shade from mature trees let ice build up. On lakefront lots we also look at the ridge and rakes on the water side, since wind comes across open water with nothing to slow it. Attached homes, including townhouses and condos, still need one. The Construction Office is on the lower level of Borough Hall, 400 Boulevard, 973-334-3131. Mountain Lakes also has a Historic Preservation Committee, which advises the Planning and Zoning Boards and keeps a list of contributing dwellings under its incentives ordinance. The borough does not say on its page whether a like-for-like roof needs its sign-off, so it is worth asking before you order materials.

Usually the same shingles, installed differently: starter strip at the rakes as well as the eaves, and ridge cap nailed to the manufacturer’s high-wind pattern on the side facing the water.
