Roofers in Flanders and Mount Olive, NJ: Our Second Office
We have been putting roofs on Mount Olive houses since 2012. Our second office is in Flanders, so Mount Olive is not somewhere we travel to – it is somewhere we already are. The calls from this town tend to be cap shingles and rake edges. We do roof repair, roof replacement, roof installation, roof maintenance and roof inspection, and the chimney repair and gutter work that go with them. Our Flanders office
There are 28,886 people in Mount Olive, which has been a township since 1871. Its housing has a census median build year of 1978, which is the single most useful thing to know before climbing a ladder in this town. Elevation is the thing to know about roofing here: 948 ft, with Budd Lake village at 928 ft, straddling the Musconetcong and South Branch Raritan basins. Snow load and wind both come with it, and both act on the edges and the ridge rather than in the middle of a slope.
Towns we cover from Flanders: Mount Olive, Budd Lake, Hackettstown, Netcong, Roxbury and Randolph. Everything else in Morris County is covered from our Rockaway office.
Budd Lake, Flanders and the High Ground Between Two Basins
Mount Olive sits at about 948 feet, with Budd Lake village a little lower at 928, on the divide between the Musconetcong and South Branch Raritan watersheds. At that height, wind and winter weather matter more for a roof than they do in the valleys to the east. Flanders and Budd Lake are the two big sections, each with just under 10,000 residents at the 2020 census, and Bartley and the older village area fill in the rest.
The housing is mostly from the late 1970s (census median 1978), so many roofs are now on their second covering, and some on a second layer. The damage we see here is uplift at the perimeter: cap shingles missing from the ridge, rake edges peeled back, drip edge loosened by ice. Houses facing the open water at Budd Lake get the full force of wind across the lake. On every Mount Olive roof we work from the edges inward and count layers before quoting anything.
Our second office is in Flanders, so we are already in town. Verifying us is just as easy: home improvement registration 13VH10877700 is on the New Jersey Division of Consumer Affairs lookup, our GAF and Owens Corning status is listed in each company’s contractor search, and you receive the liability certificate ($1M per occurrence, $2M aggregate) before we begin.

Mount Olive Roofing From Our Flanders Office
Fixing ridge and rake damage after wind
After a windy night in Budd Lake or Flanders, the calls are usually about a few ridge caps lying in the yard or a rake edge flapping. Being close means we can often get there before the next rain. We replace what blew off, reseal the shingles beside it whose bond has failed, and refasten loose drip edge. See roof repairs.
New roofs built for wind and snow
For a house built around 1978, the second replacement is often the one where the code makes the decision: R908.3.1 permits no more than two layers, so a roof with two already must be stripped. Once it is down to the deck, we put a starter course along the rakes as well as the eaves, fasten the ridge cap to the manufacturer’s high-wind pattern, and carry ice-and-water membrane up to where snow piles. See roof replacement.
Ice at the eaves and gutters that freeze
At this elevation, gutters stay frozen longer than they do in towns to the east. A clogged gutter in December turns into an ice dam by January. We clean and re-pitch gutters in the fall, check that downspouts drain freely, and add eave membrane where ice has backed up before. See gutters and roof maintenance.
Permits in Mount Olive: N.J.A.C. 5:23-2.7 in the state’s Uniform Construction Code makes replacing the roof covering on a detached one- or two-family house ordinary maintenance, so in most cases no construction permit is needed. Townhouses and condominiums need one. The Building Department is at 204 Flanders-Drakestown Road, Budd Lake, 973-691-0900. Mount Olive also has a five-member Historic Preservation Commission set up by ordinance, so owners in the Mount Olive Village Historic District should ask the township whether their project needs its review.
Mount Olive Owners’ Questions
Where do your crews come from for Mount Olive jobs?
Our second office is in Flanders, inside the township, and the main office is at 9 Stony Brook Road in Rockaway. Mount Olive calls are handled from Flanders, so there is very little driving involved. 973-960-7921 is answered 24 hours a day; for a roof that is leaking right now, we cover it first and price the repair once it is dry.
FEMA redrew the flood maps here. Does that affect my roof?
Not directly; flood maps deal with ground and surface water. They are a good reminder, though, to look at where your downspouts empty. On a house near Budd Lake or a stream, we route roof water away from the foundation as part of any gutter job.
From Flanders we also serve Netcong, Roxbury and Washington Township, and our Morris County page lists the rest. To book a free inspection and written estimate in Mount Olive, call 973-960-7921 or fill in the contact form.
