Chatham Township Roofs Under Big Trees, Beside the Great Swamp
Half the houses in Chatham Township were built before 1974, the census median, and that age puts a lot of local roofs on their first or second covering at about the same time. The township wraps around the Great Swamp National Wildlife Refuge, and plenty of lots in Green Village, Hickory Tree and The Orchard sit under mature trees. Shade and leaf fall keep shingles damp long after the rain stops. Moss and algae take hold on those slopes, and granules wear off there first.
So we begin with the valleys and the north-facing planes, where leaves pile up and water lingers. Next come the gutters, which fill quickly under a canopy like this, and then the attic: a ridge vent packed with debris, or a bath fan blowing into the attic, shows up as frost on the nail tips in January. Some houses sit near Loantaka Brook or Black Brook, which the county flood study names, so we also note where each downspout lets out.
The quickest check on any contractor in New Jersey is the state registration lookup run by the Division of Consumer Affairs. Ours is Home Improvement Contractor #13VH10877700. GAF and Owens Corning each list their certified installers online, and you will find us in both. Before work starts we hand over a certificate of liability insurance showing $1M per occurrence and $2M aggregate.

Roofing Work for Chatham Township Homes
Valleys that fill with leaves
Leaves and needles pack into a valley, hold water against the shingles and push it sideways under the laps. On a roof that is 20 or more years old, the valley is often the first place to leak. We clear it, replace the worn shingles on both sides and, if the metal or woven valley underneath has failed, rebuild it over fresh ice-and-water membrane. Chimney flashing gets checked on the same visit, because water that gets past it looks like a valley leak from inside. See roof repair and chimney repair.
Replacing a roof on a 1970s house
A house built around 1974 may have had its first covering replaced already, or it may carry a second layer nailed straight over the first. We count the layers before quoting. If there are two, New Jersey’s code (R908.3.1) does not allow a third, so the job becomes a tear-off. Once the deck is bare we replace any soft sheathing, run membrane at the eaves and valleys, and balance soffit intake with ridge exhaust. See roof replacement.
Gutters on wooded lots
Under heavy tree cover one fall storm can fill a gutter. We clean and re-pitch existing runs, reseal the seams, replace sections that have pulled off the fascia and fit guards where they will actually help. See gutter work.
Permits at 58 Meyersville Road
New Jersey treats a new roof covering on a detached one- or two-family house as ordinary maintenance (N.J.A.C. 5:23-2.7), so you normally do not need a construction permit for it. Owners of townhouses and condominiums are in a different position and do need one. Chatham Township’s Construction Department is in the Municipal Building at 58 Meyersville Road, 973-635-4600.
What Chatham Township Owners Ask Us
How long does it take you to reach Chatham Township?
From 9 Stony Brook Road in Rockaway it is about 22.9 miles, roughly 36 minutes on I-80 east, I-287 south and NJ-24, then Fairmount Avenue. We answer 973-960-7921 at any hour. On an emergency call our first job is to stop the water; the permanent fix is priced afterward.
Does living near the Great Swamp change anything on my roof?
Mostly it means moisture. Roofs that rarely dry out grow moss, and wet leaves hold water in the valleys, so we look closely at shaded slopes and at the attic for condensation. On low ground near the brooks we also make sure downspouts carry roof water well away from the foundation.
Is a 1970s roof here worth repairing?
That depends on what is failing. If the shingles are brittle and shedding granules on every slope, a repair buys a season or two at best. If the trouble is one valley or the flashing around a chimney, a repair is usually the sensible call. A free roof inspection gives you that answer in writing.
We also work next door in Chatham Borough, Madison and Long Hill, and across Morris County. For a free written estimate, call 973-960-7921 or write to us through the contact page.
