What a chimney liner does, and what happens without one
A chimney has one job: carry combustion gases from the appliance to open air above the roof. The liner is the sealed conduit inside the masonry that does it. Bare brick and mortar cannot, for three reasons.
Signs your chimney needs relining
Most of the relining work we do in New Jersey starts with one of these: Pieces of clay tile in the firebox or the smoke chamber — the old liner is breaking up. A new furnace, boiler or water heater — modern appliances vent differently, and the old flue is usually too large. Switching fuel — oil to gas, or an open fireplace to a wood or pellet insert. Smoke coming back into the room, or a fire that will not draw. White staining on the outside of the chimney, or damp patches on the wall beside it.
Which chimney liner is right for your flue
Stainless steel. The usual answer, and what most of our stainless steel chimney liner installation work involves. Flexible stainless runs down a flue that bends; rigid suits a straight one. It handles wood, gas and oil, and can be insulated where the chimney runs up an outside wall. Clay tile. The traditional lining in older masonry chimneys. Durable until it cracks — and once it does, it is normally relined in stainless rather than rebuilt in tile. Cast-in-place. A cement lining poured into the existing flue, for badly deteriorated chimneys where the masonry itself needs reinforcing. Aluminium. Only for certain low-heat gas appliances — never for wood, and not a general-purpose liner.
Sizing the liner to the appliance
This is the part that decides whether the chimney works afterwards, and the part most often skipped. The liner is sized from the appliance’s venting requirements — input rating, flue height and the number of bends — not from whatever diameter happens to fit the old flue.
A liner fixes the inside of the chimney, not a leak at the roof
Homeowners often call about a liner when what they actually have is water coming in. A liner seals the flue; it does nothing for a cracked crown, failed flashing where the chimney meets the roof, or spalling brick on the stack. Those are the three places chimney leaks usually start, and all three sit on the roof.
What drives the cost of a chimney liner in New Jersey
We do not publish a flat price, because chimney liner cost is decided by the chimney rather than by a price list. What changes the number: Flue height and how many offsets the liner has to pass through. Liner diameter and gauge, and whether the appliance requires an insulated liner. Whether failed clay tile has to be broken out before the new liner goes in. Roof pitch, chimney height and access for staging. Condition of the crown and cap, and whether masonry repair is needed at the same time.

- Inspect the chimney top to bottom and measure the flue, height and offsets.
- Clear the flue, and break out the failed clay tile where it blocks the run.
- Lower the liner from the top, insulating it where the chimney is exposed or the appliance requires it.
- Connect it to the appliance or the firebox and seal the connection.
- Fit a top plate and a cap so rain, snow and animals stay out of the new liner.

It depends on flue height, liner diameter and gauge, whether it needs insulating, whether old clay tile has to come out, and the condition of the crown and cap. We measure the chimney and give you a free written estimate before anything is ordered.
A properly sized stainless liner, capped and swept on schedule, is a long-term installation rather than a repair. Life expectancy depends on the grade of steel, the fuel burned and how often it is swept — oil is harder on a liner than gas. We tell you which grade we fit.
Usually yes. A flue built for an old oil or coal appliance is far too large for a modern gas furnace, so the gases cool on the way up and condense inside the chimney. Relining to the correct diameter is the standard fix, and is often required when the appliance is replaced.
The size comes from the appliance, not the chimney: its input rating, the flue height and the number of bends decide the diameter. That is why we measure on site rather than quoting from a photograph.
A straightforward stainless reline on an accessible chimney is usually a single-day job. It takes longer when old clay tile has to come out, when the chimney has offsets, or when the crown, cap or flashing is repaired at the same time.
Not on its own. A liner seals the inside of the flue. Water usually enters through a cracked crown, failed flashing, or damaged brickwork on the stack. We inspect all of it and tell you which one you have before recommending a reline.
